How it works

    By phone, from photographs you send us, or in person at the property — whichever is easiest. There is no charge and no obligation.

  2. Written quote with a fixed price

    Once we have seen the property or clear photographs, the price is fixed in writing. No hourly rates that drift, no day-of surprises.

  3. Clearance with items of value logged

    We photograph and list anything that may matter to the estate as we go, and set aside everything you have asked us to keep.

  4. Broom-clean, with waste transfer notes

    The property is handed back swept and empty, and you receive the disposal paperwork for your records.

Nothing is disposed of before the executor has approved it. If we are unsure about an item, it stays in the property and we ask.

Every clearance follows this rule. No exceptions.

What happens to anything of value

Executors worry, reasonably, that something worth keeping will end up in a skip. Here is exactly how we work so that it does not.

  • We photograph and log anything that may have value

    As rooms are worked through, items that look saleable, collectable or unusual are photographed and added to a list you receive.

  • Documents, jewellery and personal items are never binned

    Paperwork, photographs, letters, medals, jewellery and anything that reads as personal is set aside for you to review, whatever else is happening in the room.

  • We flag items that may need a probate valuation

    Where something might affect the value of the estate, we say so, so you can take advice from a valuer before any decision is made.

Documentation for the estate

An executor has to be able to show what was done and why. Every clearance we carry out produces the following as standard.

  • Waste transfer notes

    Proof that everything removed went to a licensed site. If anyone asks how the contents were disposed of, this is the answer, in writing.

  • Itemised inventory

    A list of what was in the property and what happened to it. Useful when beneficiaries want to know, and when the estate accounts have to add up.

  • Before and after photographs

    A dated record of the property's condition on the day we started and the day we finished — helpful for landlords, buyers and co-executors.

  • Invoice addressed to the estate

    Made out to the estate rather than to you personally, so the cost can be recorded as an estate expense.
